ADF Housing Investment Property: Success Story #21

With International Women’s Day taking place this week, it’s a no-brainer that we provide you with an inspiring story about 2 women forging a wealth creation pathway that will be difficult to match by anyone! Please read this one, as it’s a decent story with many lessons to be learned!!

Ms J and Ms R first came to us in Sept. 2018, so they have been a part of the exclusive Axon family almost since the start. They have built two properties with us and they already have us on the hunt for when #3 might take place…

Straight away their incomes and fantastic money habits placed them in a unique position to supercharge a property portfolio. Now, this did not come easy. They were nervous, inquisitive and detailed.

One of their initial objections was: isn’t property investing just a fancy word for gambling? As the saying goes: ‘slow down for yellow lights’. They were just not into the property game.

Whilst they had the capacity to acquire 2 x IPs straight up, the most appropriate COA was to allow them to experience the Axon way to give them insights into how things transpire with us. So we created a plan for IP 1 to be bought in a high-growth area of SEQLD. That $540K property was completed in Oct 2019. It’s now worth ~$700K.

What you’re seeing here is the outcome of IP 2. We built this with them in a high-growth area of NSW (in between Sydney and Newcastle).

Purchase price: $647K
Expected rent: $520pw (this was still a good rental yield… see below…)
Key handover: 10/11/21
Tenant found: 10/11/21
Comparable packages are now selling for approx. $800K!!
Actual rent achieved: $650pw!
