ADF HOUSING INVESTMENT PROPERTY: SUCCESS STORY #29

Mav and Hayley first engaged with Axon in May 2020. Mav was an NCO in the Army, and Hayley, a software trainer and expert in her own right, was pregnant with their first child. 

A few of their friends had already experienced our process, so it was a no-brainer for Mav and Hayley to see if we could help them too. As DINKs, they had a decent amount of cash saved up. But the crossroads they were standing at was: buy their own home in a costly Sydney market; or tip that money into an investment property and keep living ‘cheap as chips’ in a MQ in Sydney.

Technically, both COAs were feasible, but meant throwing themselves into ‘the 30-year mortgage trap’. Once COA analysis was completed within our planning and coaching process, it was decided that they will keep their cost of living low (MQ roof over their head) and acquire their first investment property whilst bringing their new son into the world.

  • Purchase price: $542K (full turnkey)
  • Site start: April 2021
  • Build complete: February 2022 (there were approx. 60 days of construction delays)
  • Comparable properties are now being sold for >$750K (increase in land and build prices)
  • Expected rent at EOI: $500pw // Actual rent: $650pw! (tenants found in 2 days!)

This property is located in a master-planned community in SEQLD and the growth over a relatively short period of time has been exceptional. I assure you, that show is not over yet either! There is still plenty more to come over the next few years. 

Fast forward to now, they have relocated to Canberra, Mav has successfully separated from the ADF, and he is now contracting back to Defence, which he loves! Hayley is glowing with another child due in about six weeks!

The crossroads they’re standing at is similar to two years ago, albeit in a much different situation. The safety and security of Defence housing are gone, and now they’re at the mercy of the civvie rental market.

Understandably, Mav and Hayley are seeking safety, security and surety around having suitable living conditions for their growing family. They will most likely buy their own home in Canberra this year whilst maintaining the investment property we brought into their lives.
