ADF HOUSING INVESTMENT PROPERTY: SUCCESS STORY #69
This success story is another amazing example of what ⏳ ‘time in the market’ can do for your property portfolio (this is different to ‘timing the market’)…
I first met Zac and Freya in early 2019. After a series of detailed coaching sessions, including with Zac’s family members, we implemented the bank-of-mum & dad (BOMD) strategy for them to get started with IP#1.
Zac was (still is) a 🛩️ Fast Jet Pilot (FJP) and Freya was a 👩⚕️ Registered Nurse. Living in Newcastle, they were living a great life as DINKs, ready to get started in the property game. IP#1, a $558K house, was built without a hiccup over the 2019-20 period. The chosen location enabled a lot of capital growth and good cash flow. A pretty decent start for Zac and Freya.
In March 2022, we got together and commenced the planning for IP#2. Zac maintained his rise in the FJP capability, Freya was paring back her RN work to a couple of days per week (she started her own 📸 photography business). Importantly, their DINK status was revoked with their first child now in the game. At the time the value of IP#1 was around $800K. 🙌 This equity allowed them to release the BOMD with plenty left over for the D&C for IP#2.
𝗖𝗵𝗲𝗰𝗸 𝘁𝗵𝗶𝘀 𝗼𝘂𝘁!
* Purchase price: $559K
* Expected rent at EOI: $480pw
* Actual rent: $530pw
* Value now: ~$700K!!
The CV-19 period taught me a very important lesson – if a supplier is not treating an Axon client as a 𝗩𝗩𝗜𝗣, they’re voted off my 🏝️ island. Regrettably, we did that with one builder. The relevance of that: Zac and Freya used a builder that Axon had just started using. Call them 🧪 guinea pigs, if you like.
When you see these images along with the context of the outcome listed above… well… if this is what being a guinea pig is like, I’m in. Full disclosure, I have personally known 🤝 one of the Directors of the new company for the last 8 years, so I had full confidence in their ability to deliver a supreme product. You be the judge. 👩🏽⚖️
Looking ahead, Zac and Freya have moved to WA so Zac can train the up-and-coming pilots. They now have 2 kids and Freya has grown her photography business really well. It’s such a humble pleasure to observe and be involved with our client’s 📈 evolution and journey. Goosebumps!
