ADF HOUSING INVESTMENT PROPERTY: SUCCESS STORY #74
This is a success story that everyone should be inspired by!
After being referred to us through a mate who had built a house with 🙌 Axon, we first met Phil in March 2022. He is a single RAAF Pilot posted to Newcastle, loving life with his mates and regularly flying high-end platforms.
Phil had been brought up in a family that values education around money and wealth. (Yep, that’s also something that you should all be inspired by: “intergenerational wealth”). To his credit, Phil applied himself and came to us in a 💪 strong position (cash and shares). But, having this is never enough to be successful.

During the coaching series that all of our clients must complete, we created a plan based on keeping his assets untouched – rather than focusing on gifted funds from mum and dad to form the deposit and costs allowing the acquisition of two brand new investment properties. 🏠🏠 Over the following weeks, we assisted Phil in placing 2 x EOIs on land and build packages. Submitting an EOI locks 🔐 everything in “at today’s prices’. This is especially important for IP#2.
𝗪𝗵𝗮𝘁 𝘆𝗼𝘂’𝗿𝗲 𝘀𝗲𝗲𝗶𝗻𝗴 𝗵𝗲𝗿𝗲 𝗶𝘀 𝘁𝗵𝗲 𝗼𝘂𝘁𝗰𝗼𝗺𝗲 𝗼𝗳 𝗜𝗣#𝟭. 𝗖𝗵𝗲𝗰𝗸 𝗼𝘂𝘁 𝘁𝗵𝗲𝘀𝗲 𝘀𝘁𝗮𝘁𝘀:
* Purchase price: $595K (330m2 block and 182m2 house, FULL turn-key)
* Start of construction: Jan 2023
* Key handover: Aug 2023
* Same land and build value now: ~$675K
* Rental income: $540pw
The property is located in a massive master-planned community of SEQLD. The QLD Govt is building a city 🏙️ the size of Darwin there over the next 10 years. Phil now has a flag in the sand during the very early stages. We can all sit back and watch IP#1 do its thing in a buoyant market!
From here, we will do our usual ♨️🧼 hot-wash process for IP#1, and we can pivot towards commencing the build for IP#2 (build start early 2024). As Phil placed an EOI in late 2022, he is already around $75K ahead on IP#2.
