ADF HOUSING INVESTMENT PROPERTY: SUCCESS STORY #76
This is a success story that has many layers of complexity that most of you will really relate to!
M&V are a double-defence couple posted to RAAF AMB in Brisbane. After watching our educational videos, they came to us in March 2021. They needed guidance on all things money management and proven strategies to follow. 🤝

During the coaching series, we created a plan based on ‘delayed gratification’. They informed us they had the capacity to save >$4,000 per month. This was critical as their cash holdings were less than $10,000, and they had some consumer debt to clear… so a dedicated savings routine over the next 12+ months 🙏 was the only way they could get started.
Fast-forward to October 2021 – we found them an investment property they could secure now and sit on it until mid-2022. The EOI was submitted, and now M&V had a real focus to keep on top of their savings routine. LFG!
What you’re seeing here is the outcome of IP#1. 𝗖𝗵𝗲𝗰𝗸 𝗼𝘂𝘁 𝘁𝗵𝗲𝘀𝗲 𝘀𝘁𝗮𝘁𝘀:
* Purchase price: $553K (280m2 block and 168m2 house, FULL turn-key)
* Start of construction: June 2022
* Key handover: March 2023 (yes, they experienced some delays in the build)
* Same land and build value now: ~$700K+
* Rental income: $620pw
The property is located in a massive master-planned community of SEQLD, with many years of sustained and low-risk capital growth to come. Many of you would scoff 🙄 at such a small house and land size. However, this reinforces the concept that the LOCATION you choose always trumps the size of the property, especially when working within a tight budget.
During the build, M&V were often in different locations, including V being deployed 🛫 for many months. Without Axon playing ‘Captain Fullback’ for them, their ability to complete the build would have been almost impossible. The business model is based on this scenario.
After our coaching session a couple of weeks ago, M&V sent me this SMS: 𝘞𝘦 𝘴𝘵𝘢𝘺𝘦𝘥 𝘤𝘩𝘢𝘵𝘵𝘪𝘯𝘨 𝘧𝘰𝘳 𝘢 𝘣𝘪𝘵 𝘢𝘣𝘰𝘶𝘵 𝘩𝘰𝘸 𝘵𝘩𝘢𝘯𝘬𝘧𝘶𝘭 𝘸𝘦 𝘸𝘦𝘳𝘦 𝘧𝘰𝘳 𝘵𝘢𝘬𝘪𝘯𝘨 𝘵𝘩𝘦 𝘭𝘦𝘢𝘱 𝘸𝘪𝘵𝘩 𝘈𝘹𝘰𝘯. Needless to say, they are on the verge of submitting another EOI to acquire another investment property as they both head to Sydney to further their budding careers. 💥
