ADF HOUSING INVESTMENT PROPERTY: success story of Boatswain's mate

Michael first came to us in Oct 2022. He was a 34-year-old Boatswain’s Mate in the  ⚓Navy who was posted to HMAS Cerberus in Melbourne. In his profile, he stated Axon can help me by providing me with the essential knowledge of the right places and the procedures on how to invest in property, since it is not my area of expertise.

Whilst Michael had some cash in the 🏦 bank for his deposit and costs (thankfully with no consumer debt), he needed to commit to a dedicated savings plan. The good news is that the situation was easily incorporated into his sync matrix on his property Success Plan.

What you’re seeing here is the outcome of Michael’s first investment property:

  • Purchase price: $630K (4/2/2 house, 295m² block and 185m² house, full turnkey)
  • Start of construction: August 2024 (more than 12 months after EOI submission)
  • Key handover: July 2025
  • Rent achieved: $610pw (a strong yield to assist with cashflow)
  • Estimated value now: ~$750K+

This property is located in a booming growth corridor in SEQLD. Even with modest land and build dimensions, buying within budget in the correct location is what matters most.

You’ll note an 11-month build, which is VERY unusual these days. Why? Some delays with the builder (feedback was provided!), building during Cyclone Alfred did not help, and other persistent weather events contributed to the extended timeline.
