Interest Rates Are Rising.
Here's What It Actually
Means For You.

You've seen the headlines. You've felt the uncertainty. But rising rates haven't stopped lending, they've changed how the game is played. Here's what's really going on.

Axon Property Group 2026 8 min read

Most people hear that rates are rising and assume it's a reason to step back. They take a "wait and see" approach, holding off until conditions improve. The problem is the system doesn't pause while you wait, and right now, people are still securing finance, still building, and still moving forward.

The difference between those who are progressing and those who aren't usually comes down to one thing: understanding. Not timing. Not luck. Understanding how the lending environment actually works.

So let's break it down clearly.

Founder & Finance Broker — Mybroker&co

With nearly two decades of industry experience, Deb is one of the few brokers in Australia with access to Tier 3 lending solutions, giving eligible ADF members access to up to 80% of their AHP. She works on loan applications every single day and sees exactly how lenders are assessing clients in the current environment. What follows isn't theory, it's how the system is operating right now.

Borrowing Capacity Has Quietly Shifted

One of the biggest changes in the current environment is how borrowing capacity is calculated. Lenders now assess your net position, not just your income. They take your total household income and work backwards, factoring in living expenses, existing debts, and ongoing commitments to determine what is actually available for loan repayments.

This includes credit cards, personal loans, education debt, childcare costs, and general living expenses. Income sources like rental earnings or bonuses are often reduced to around 70–80% to create a conservative picture of your finances.

Key Insight

At first glance, this can feel like a reduction in what you can borrow. In reality, it's a more accurate reflection of your true financial position, and once you understand how it works, you can structure yourself to perform well under these rules, rather than be caught off guard by them.

The Buffer Most People Get Caught On

One of the most misunderstood parts of lending right now is the serviceability buffer. Most major lenders apply a buffer of around 3% on top of your actual interest rate. Some lenders may use closer to 2%, but the principle is the same across the board.

How the Buffer Works in Practice
Your actual interest rate 6.39% Current Rate
Serviceability buffer applied + 3.00%
Rate your loan is assessed at 9.39% Assessment Rate

On the surface, 9.39% sounds aggressive. But it's important to understand why this buffer exists. It's there to ensure that if rates increase further, you're still in a comfortable position to hold the property. It's a built-in safety margin, not a penalty.

"If your loan is approved under these conditions, you're not just scraping through. You're in a position of strength."

Why It Feels Harder Than 12–24 Months Ago

When interest rates were lower, assessment rates were lower, and the overall cost of living was more manageable. Servicing a loan was simply easier. Today, borrowers are navigating higher rates, higher buffers, and increased living costs across the board — often at the same time.

Lenders are also placing more emphasis on Debt-to-Income ratios, which limit how much total debt you can hold relative to your income. Many lenders cap this at around six times your income, depending on the scenario. This does create tighter parameters — but it also creates clarity. You now have a clearer framework for what's possible, and with the right structure, many borrowers are still operating comfortably within these limits.

How Rate Rises Are Impacting Borrowing Power

When interest rates were around 3%, assessment rates sat closer to 5.5–6%. Today, those assessment rates are pushing above 9%. That shift reduces borrowing capacity, but it does not eliminate it.

1

Understand How You're Being Assessed

Lenders are looking at your net position, income minus all liabilities, debts, and living expenses, not just your salary. Knowing this lets you structure your finances to perform well under their criteria.

2

Manage Your Liabilities Strategically

Credit cards, personal loans, and HECS debt all reduce your capacity. Clearing or reducing these before applying can meaningfully shift your borrowing ceiling.

3

Structure Your Loan Correctly From the Start

The margin for error is smaller now. Having the right loan structure, lender selection, and timing advice isn't optional, it's the difference between approval and a declined application.

4

Work With Someone Who Knows the ADF Landscape

Access to Tier 3 lending, DHOAS positioning, and Defence-aware brokers can unlock options that a standard bank or broker simply won't offer.

Banks Are Looking Closer Than Ever

Through Comprehensive Credit Reporting, lenders can now see exactly how you manage your money day to day, including spending habits, repayment history, and savings patterns. That might sound intrusive, but it actually rewards consistent financial behaviour.

  • ✓
Consistently managing finances well. Regular savings, meeting repayments on time, low credit card utilisation works in your favour and strengthens your application.
  • ✓
Repayment history matters more than ever. Banks aren't just looking at your income. They're looking at your track record as a borrower.
  • !
Erratic spending or missed repayments will be visible and can negatively impact your application, even if your income looks strong on paper.

It's not about being perfect. It's about being consistent. If you've been managing your money well, this environment actually works in your favour.

What This Actually Means For You

Lending has not stopped. It has become more disciplined. And when you approach it with the right structure, the right guidance, and a clear plan, moving forward is still very much possible.

At Axon, we've navigated these exact lending conditions across hundreds of builds. We adjust structure, timing, and strategy to ensure our clients can move forward confidently, even as the environment tightens. The people who are progressing aren't ignoring the changes, they're working within them.

The Bottom Line

This isn't about predicting where rates go next. It's about understanding how the system works today and using that knowledge to your advantage. The margin for guesswork is smaller now, which is exactly why having a clear plan matters more than ever.
