Hi, there’s a little bit of craziness in the property market right now. Price is going up, price is going down. What’s happening with interest rates? Who bloody knows? But one thing I do know, you need to be able to be super smart about where you buy and you want to be able to choose a location that’s effectively going to be so resilient that COVID won’t take it down, the GFC won’t take it down, as sure as shit this little interest rate rise won’t take it down either.
And we call that the seven ingredients to a healthy property market and this is what it’s all about. At the end of the day, if you buy in an area, either your own home or your investment, it’s irrelevant. You just want the asset to go up in value, yeah? If you are buying in an area where there are lots of local jobs, that means people are going to have money in the pocket.
That means there’s going to be upward pressure in housing markets, but it needs a little secret sauce to be tipped on top of it there. The supply and demand equation also needs to be in your favour. At the end of the day, if there is more demand than what there is supply, it’s going to put upward pressure on everything.
So what are the seven ingredients to a healthy property market? The first thing, everyone loves living near a local shopping centre. Imagine how awesome it is to be able to walk to the shops, drive one minute to the shops, not drive freaking half an hour to the shops, put all the bloody stuff in the bag, take it upstairs, et cetera. It’s so convenient.
People want convenience these days. Education, how awesome is it going to be? Like we actually had some properties come to market recently and the kids walked to school. No wonder it was tenanted in two days’ time because how would that make you feel if you could buy an awesome property in an area that’s got all this other stuff with it and the kids can walk to school.
It just cuts down the logistics. Go to a kid’s bloody drop-off car park anytime soon and see what I’m talking about. Increased population.
You want a shit tonne of people. That’s a technical term for lots of people to be moving to that area to make sure that supply and demand is in your favour. Master plan communities.
Gone are the bloody days of the four-acre block with the hills hoisted out the front. Everyone wants convenience. Everyone wants a park.
Everyone wants a play centre. Everyone wants lots of nice open spaces there to be able to enjoy that master plan community. You don’t need a big backyard because if you’ve got a park just down the street or like a little play area straight across the road, get out and enjoy the bloody community.
Don’t sit at home all the time with your big block of land that you spend all your bloody weekend mowing all the time. You want the diminishing land supply to be in your favour at some stage. You don’t just want to buy in an area where they’re going to chop up another farm, chop up another farm, chop up another farm, and all of a sudden Melbourne is adjoining bloody Canberra.
You know what I mean? Imagine that. So it’s really important that the land can’t go forever. You want to buy in an area where eventually there is no more land left and the demand remains really, really high.
Transport. People need to get to and from where they’re living. You want awesome train lines.
You want bus routes. You want major highways within the vicinity of where you are so you can get in and out of areas. You know what? People love also living within like 20 minutes of an airport.
How bloody awesome is it? Like with lots of travel going on at the moment post COVID, as opposed to spending a hundred bucks in a bloody Uber to get to the airport, you can spend 30 bucks in an Uber to get to airport. Like, you know, those transport nodes are absolutely critical. And you know what? You can have all the money in the world, but if you don’t have your health, you got nothing else.
You want to really be able to take care of yourself, take the kids to the medical centre, take them to a trauma centre, go down and get your blood test done, whatever it’s going to be. If you do buy in an area which has the seven ingredients to a healthy property market, interest rates are not going to impact you.
